Description

Restored historic castle, in a panoramic and pretty location with view of the surrounding mountains. Used as a resort, houses 7 apartments with totally 8 bedrooms, restaurant, large communal areas and spa. Pool and private parking. Geographic position Situated halfway between Spoleto (14 km) and Terni (12 km), Castello dell’Antica Posta is an attractive building created from the ruins of an old Roman “castrum”, discovered at the end of the Medieval period and built even earlier, with the purpose of controlling and defending part of the Flaminian Way which was often frequented by bandits. The location is pretty but not isolated: sitting on top of a little mountain, with a beautiful view of the surrounding peaks, with rich woodlands and fields; while at the same time only 500 metres away from the nearest town, where you’ll find all the necessary shops for your daily purchases. The highway is just three minutes’ drive away, which allows you to reach Terni in 10 minutes or Spoleto in a quarter of an hour and the Orte motorway junction in half an hour (40 km). Rome (110 km) is an hour and a quarter away, and its airports, Fiumicino (146 km) and Ciampino (128 km) are an hour and a half away, while Perugia airport is 70 km away and can be reached in less than an hour. Description of buildings The castle, which is currently being used as a resort, has various communal areas inside, including sitting rooms, library, waiting room with bar, 2 multi-purpose rooms for meetings, conferences or dining, a spa with wellness centre, sauna, hydromassage and Turkish bath, five apartments and two suites, for a total of 9 bedrooms. The gross surface area of the building is 1,081 sq.m, based on a net floor space of 988 sq.m and on a total surface area of around 2,000 sq.m. State and finishing The property is in excellent condition and is ready for immediate use. Externally, the structure of the original fortress has been preserved, while inside there is a pleasant mix of traditional and more modern finishings, all with a wooden theme which you can see in the ceilings with their original wooden beams or planks, the fireplaces and some of the floors. The choice of paint colours inside provides a warm, pleasant atmosphere, with pastel colours in the bedrooms and stronger, more vibrant colours in the living areas. The relaxation area is spacious and well-equipped, with circular sunken hydromassage tub, sauna and Turkish bath. External areas In front of the castle there is the swimming pool and a lawn area with loungers and deckchairs, plus two paved terraces/solariums overlooking the pool. The building benefits from other outdoor areas, equipped with tables and chairs for open-air dining and enjoying the view. Finally, the property is completed by over 2 hectares of private land. Use and potential uses The building is currently being used as a hotel and is certainly perfect for this purpose, thanks to the layout of the internal areas, the number of bedrooms and the living spaces. The central position in relation to Umbria’s various important historic centres makes this an ideal starting point for day trips and excursions, and the location, surrounded by nature, lends itself to the organisation of meetings and events, in a magical place where you can relax and forget about the stresses of everyday life.
